Where is Bear Creek?
Our community is located five minutes south of Linville NC on highway 181/221, across from the Linville Land Harbor development.

How large is the development?
Bear Creek covers 145 acres but 30 of those acres are preserved as natural area. There are currently 62 homesites and more than half of these have already been developed.
These include spacious single-family homes and townhomes.

Are there any unsold lots?
The developer still owns some lots but we expect those to be sold by the end of this year.
They average one acre in size.

Is it private and gated?
Yes, our streets are private and our development has a single entrance that is protected by an automatic security gate.

Is the community pet-friendly?
Of course! We love animals, and our owners' leashed dogs are welcome along common areas and walkways.

Is Bear Creek subject to any restrictive covenants?
Yes, our covenants are designed to protect home values and promote tranquility in the neighborhood without being unreasonable.

What about grocery, pharmacy, restaurants, shopping, healthcare, etc?
Restaurants, grocery, pharmacy, shopping, and gas stations are located within a 10-minute drive. The county hospital, medical offices, and YMCA are also ten minutes away. Two major ski resorts are located within fifteen miles of Bear Creek.

Is there any place for community gatherings?
Yes, we have a beautiful and spacious community center that can be reserved by members for social gatherings. In the summer months we hold Grillfests where members are invited to bring food and meet their neighbors.

What are the building restrictions?
Our minimum home size is 2000 square feet. Our architectural committee works with new owners to help them plan their dream home in a manner that blends with the natural theme of the community.

Is there a homeowner association?
Yes. Our owners elect a five-member executive board to manage the affairs of our property owners' association, and all are currently full-time residents. This board meets monthly and owners are invited to attend most of these meetings.

How can I contact the individuals who manage this website?
This site is hosted by individual property owners and is not funded by our developer or our POA. Email owners@bearcreekatlinville.org if you have any questions or input.

Do you have a property management company?
Bear Creek is managed by a board of member-elected homeowners with career experience in finance, law, and business. We contract with outside firms for maintenance, accounting, and legal services.

Are there any annual assessments for upkeep of the community?
The current annual assessment rate is $1550 for an undeveloped lot and $1650 for a developed lot.

Do you have tennis, pool, or golf?
No, but those amenities are all available nearby. The Linville Land Harbor Golf Club, located directly across the highway from Bear Creek, is open to the public and has 18 holes. The Mountain Glen course is also public and is located 15 minutes away in Newland. The nearby Williams YMCA has swimming, pickleball, basketball, golf simulator, etc.

Fishing and hiking?
The High Country area offers some of the best hiking, camping, and trout fishing in the nation. The famed Appalachian trail runs along the NC/TN border, 20 minutes away, and numerous trails are accessible near Linville and Grandfather Mountain. The Wilson Creek wilderness area has miles of streams that are stocked with rainbow and brown trout.

What is the average summer temperature?
Year-round daily temperatures in Linville average about fourteen degrees lower than Charlotte, and seven degrees cooler than the Asheville area. Mid-summer temperatures rarely exceed 80 degrees. Winters typically see a few moderate snowfalls that occur between December and March, but most snows are less than two inches.
